Making Tax Digital for Income Tax

Four quarterly updates a year. I handle every one.

Landlords and sole traders within MTD must keep digital records and send quarterly updates to HMRC through compatible software, then submit a final declaration after the tax year ends. When you join depends on your income.

April 2026£50,000+

MTD now applies.

April 2027£30,000+

Next group. Set up records and software this tax year.

April 2028£20,000+

Most portfolio landlords are caught by this date.

What counts: your gross rent plus any self-employed turnover, before expenses. Salary, dividends and pensions don't count towards the threshold. Quarterly updates are due 7 August, 7 November, 7 February and 7 May.

Check when MTD applies to you

Enter your yearly figures before expenses. If you own property jointly, enter your share only.

A quick guide based on HMRC's published thresholds. HMRC decides using the figures on your tax return for the relevant year, so your start date can change if your income changes. Wages, pensions, dividends and partnership profits don't count. Property held in a limited company is outside MTD for Income Tax.

Book a time online. We talk through your properties, income and what you need, and I give you a proposal with your package and fixed monthly fee.

Accept the engagement

Happy with the proposal? You sign the engagement letter online and I'm ready to start.

Onboarding

I complete ID checks, contact your previous accountant and set up your software.

Ongoing

Share your records with me monthly or quarterly, depending on your package. I do the rest and tell you what you owe well before it's due.

About

A chartered accountant with extensive experience in property.

I'm Mehreen, the chartered accountant behind Moon Accounting & Tax. I qualified with ICAEW in 2014. My experience covers the full range of firm sizes: a top-ten national firm, a mid-sized independent firm and a small local practice. Throughout, I have looked after bookkeeping, accounts, VAT and tax returns for clients across many industries. A significant part of my work throughout my career has been with landlords and property businesses.

I set up Moon to give landlords what larger firms rarely do: one qualified accountant who knows their portfolio, answers their questions directly, and charges a fee they know in advance.

Common questions.

Am I in Making Tax Digital yet?

Add up your gross rent and any self-employed turnover for the 2024/25 tax year. If it was over £50,000, you're in from April 2026. The 2025/26 figure decides April 2027 (over £30,000), and the 2026/27 figure decides April 2028 (over £20,000). Jointly owned property counts at your share. If you're unsure, we'll check on the discovery call.

What does it cost?

Each package is a fixed monthly fee. It depends on the number of properties, whether you own them personally or through a company, and whether you keep your own records. You get a proposal with your fee on the discovery call, before you commit to anything.

Can you take over from my current accountant?

Yes. With your permission, I contact your current accountant for a handover of your records and filing history. You don't need to have that conversation yourself.

Do I need to be local?

No. I work with clients across the UK. Meetings are by video call, documents are shared securely online, and records are kept in cloud software.

What software do I need?

MTD needs HMRC-recognised software. I recommend cloud accounting software that suits you, and set it up as part of onboarding.
